We are building a bridge between tradition and the future. Our Archa is designed to offer maximum flexibility and financial freedom:

Our system is fair. Payment is calculated on a daily basis (00:00 – 24:00 CET). You don’t pay for months in advance, but only for the actual time your advert is active.

The minimum display period is 90 days. We’ll keep an eye on it for you:

• You will receive an email reminder three days before the expiry date
• If you don’t sell the property within the first 90 days, you can simply extend the listing for a further minimum of 90 days.

Purple = active within the overall selection. By default, "All" is selected so that you can see the full range of options. You can then simply click to deselect (turn off) anything you’re not interested in.

Instantly. Any change to a parameter is reflected in real time on the tile showing the total number of listings. With a single click, the system instantly redraws the map and updates the list.

You can select countries using a smart autocomplete feature that only suggests countries with active listings. The ‘Top 7’ section lists the 7 countries with the most active listings at the moment, for quick navigation.

Yes. You can filter between private listings and estate agents. If you select estate agents, the portal will offer a sub-filter for specific agencies and estate agents. You can view listings from your favourite agency with a single click.

We take into account the specific characteristics of each property. You look for different features in a flat (2-room layout) than in a plot of land (utilities). The filter is activated for just one specific type of property, so that it only shows relevant options.

The price range is fully linked to Currency Service . If you change the currency (e.g. from CZK to EUR), the entire range and prices will be recalculated immediately based on the current daily exchange rate.

In the property type details (after selecting a specific category in the sub-filter), we have added a filters section that allows you to search for properties or buildings based on their specific facilities — not just by price and location.

• Own energy and water — for example fotovoltaika (FVE) and related parameters to find buildings that generate their own electricity.
• A private source of drinking water — such as a borehole or a well — if you are looking for properties with their own drinking water supply.

The entire portal has been translated into 50 languages. The owner’s description of the listing can be instantly translated into your language with a single click of the ‘Translate’ button, thanks to integrated AI technology.

Our portal can instantly convert property prices into 50 currencies and, as of recently, into 6 selected cryptocurrencies as well — simply select the currency displayed and the entire listing and details will be converted according to current exchange rates.

Yes, that’s one of the key features. You can post an advert in the currency of your choice (e.g. EUR), but users in Poland will see it in zlotys (PLN) and users in the Czech Republic in korunas (CZK) — all based on the current daily exchange rate.

It’s up to you. At the bottom of the list, you can choose to view 20, 40 or 80 listings at a time. Our lightning-fast system ensures that even large amounts of data load instantly.

You’ll find a heart icon next to every listing. With a single click, you can create your own list of favourite properties. You can return to your ‘treasures’ at any time in the client section.

You can’t miss the discounts. On every product image, you’ll find a prominent label in the bottom left-hand corner showing the exact discount amount. The quickest way to find great deals is to use the ‘On Sale’ filter.

How a property is presented is key to success. Our system is designed to provide a detailed digital scan of the property without compromising on speed or quality:

• Extreme capacity: You can upload up to 60 photos per listing, so you can show the property down to the last detail. To publish a listing, you also need to upload at least 3 photos.
• Generous limit: The maximum size of a single file is up to 10 MB.
• Apple HEIC Support: iPhone owners don't need to convert anything complicated — the system fully supports the native HEIC format and processes it directly from the phone.
• Every photo is checked by an AI system as soon as it is uploaded, which blocks inappropriate content and keeps the site clean.
• A private source of drinking water — such as a borehole or a well — if you are looking for properties with their own drinking water supply.
• Minimum Standard: For a professional-looking listing, photos must be at least 1400 px in width or height. Low-quality and blurry thumbnails have no place here.

Our Archa does not rely on third-party technologies. To ensure your privacy is fully protected, we do not use any external tracking APIs (such as Google Maps):

Yes, and it’s one of our biggest technological advantages. Our Archa platform is optimised from the ground up for maximum organic visibility on the internet:

• Artificial intelligence: Once you enter the title of the advert, our system will automatically generate a clean and valid SEO slug (the text part of the web address). If you don’t want to, you don’t need to worry about a thing.
• Private well However, if you want to get the most out of your advert, our system allows you to automatically rewrite the link and enter your own SEO slug.

Why do we do this? Search engines love precise URLs. Instead of mindlessly generating long URLs from emotive names, you can shorten the link and fill it with keywords (e.g./pujcovna-lodi-maltaplaces/krasna-lod-po-dedovi-na-malte). This will ensure that your advert climbs the search engine rankings organically.

This section of the FAQ is aimed at estate agents, teams of estate agents and professional partners who work with Archa on a larger scale. The label ‘Property Experts’ on the portal refers to verified entities with a public profile and a property listing within a clean feed — free from the advertising noise surrounding private listings.

We use a unique post-paid model. Unlike our competitors, we don’t ask you to pay upfront. You only pay once our technology has delivered the results:

• Fiat currency for invoicing Billing takes place every 30 days.
• Minimum feed rate To ensure maximum performance and system stability, RK has set a minimum billing threshold of 100 advertisements.
• Transparent calculation: If a real estate agency has fewer than 100 listings, we charge a base fee calculated using the following formula: 100 × daily listing rate × 30 days. If there are more listings, you pay for the actual number.
• Cost control: You only pay once our technology has demonstrably worked for you and your properties have been safely displayed in our ‘Ark’.
